NAI Eagle Property Managers are able to provide our clients the professional attention and service their properties and tenants require. We are local to our properties, which allows us to preform regular on-site inspections and occasional interactions with the tenants. OPERATIONS MANAGEMENT (Preventative Maintenance and Tenant Services)

Managing the property to ensure it remains in excellent condition is paramount to the visibility of the property. Proper maintenance will assist in attracting new tenants, tenant retention, and owner satisfaction. NAI Eagle ensures through various maintenance contracts that each property has the proper preventative maintenance programs in place, along with handling tenant calls and service requests in a timely manner. We bid all contracts and monitor each one to ensure adherence to the terms of the contract.

As a Team, we conduct the management of our properties by performing all the services needed to give the attention our Owners and their properties each deserve – including, but not limited to:

  • Tenant relations & retention strategies

ACCOUNTING

Through use of Yardi Voyager, IHMS Software, and Excel, NAI Eagle prepares clean and precise monthly reports, detailing all property income and expenses. Each invoice is approved and processed in a timely fashion so that our pay history remains outstanding with each of our properties’ vendors.

Lease administration

Lease administration plays an important role within our property management team to ensure accurate and organized records of all leases are properly documented. Lease files are established to provide hands-on information reflecting all correspondence for each tenant’s lease. A complete lease abstract is then established through our online system (Yardi), entering all important dates and rental amounts for the entire term of the lease, which is accessible with a click of a button. All lease modifications such as expansion, contraction, relocation, holdover, and renewals are stored with the lease details for easy drilldown and historical reference. Critical dates, tasks, and notifications are an integral part of the Yardi lease management system. Dates and tasks are integrated into the user’s dashboard, so that lease expirations, option notices, tenant insurance expirations, rent increases, etc. are never missed.
